The floor is the first thing buyers see in listing photos. Here is how Rhode Island flippers pick a floor that photographs well, survives showings and keeps the budget intact.
Walk into any open house in Cranston, Warwick or Pawtucket and look down. Buyers do. The floor is in every listing photo, it runs through every room, and it is one of the few finishes that tells a buyer, in one glance, whether the renovation was done properly or rushed.
For a flip, the floor has three jobs: look good in photos, stand up to weeks of showings and moving trucks, and go in fast enough that it does not hold up the rest of the schedule. Waterproof SPC vinyl plank does all three, which is why most flippers we work with use it wall to wall.
1. Run one floor through the whole house
Changing flooring from room to room makes a small house look chopped up. One continuous floor through the kitchen, living areas, hallways and even bathrooms makes the house read bigger, and it cuts transition trims and labor. 2. Pick a color the market likes, not your favorite

3. Match the plank to the price point
- Starter homes and rentals: Alpine 5mm keeps cost down and installs quickly.

4. Plan the delivery around the trades
Flooring goes in after paint and before trim. Order it early so it can sit in the house for 48 hours before install. If the color is In stock, you can pick it up in Cranston; for everything else, set up delivery to the job site so it arrives when the painters leave.
Counter tip: buy 10% extra and keep a few spare boxes. A buyer’s inspector may flag one damaged plank, and a matching box saves the deal.
