Triple-deckers and two-families are everywhere in Providence, Pawtucket, Central Falls and Woonsocket. They make great investments, but they come with a classic problem: the tenant downstairs hears every step from upstairs.
Your floor choice makes a real difference.
Why hard floors can be loud
Hard floors transmit footfall and create a hollow “click” sound. Old buildings with thin subfloors and little insulation between units make it worse.
Pick a plank with a thicker attached pad
Montclair 6.5mm and Harper 6.5mm have a 1.5mm IXPE pad bonded to the back, and Citadel 8mm has 2mm. That pad softens footsteps and deadens the hollow sound. For upstairs units, we steer landlords toward these over thinner planks.
Install it right
- Fix squeaky subfloor boards with screws before you start. The new floor will not hide a squeak.
- Do not add a second foam underlay under an attached-pad plank; it makes the joints flex.
- Keep the 1/4″ gap at the walls. A floor jammed against the wall transmits more noise into the framing.
Rugs still help
Area rugs in living rooms and bedrooms cut noise further. Some leases require them on upper floors.
