When you are choosing a floor for a flip, you are choosing for a buyer you have never met. The goal is a color that looks great in photos, works with most furniture and does not look dated in five years.
Natural and light oaks: the safest bet
Warm, light-to-mid oak tones are what buyers ask for most. They brighten small rooms, which matters in older New England homes with smaller windows. Try Montclair Palermo Valley, Citadel Hartwood Oak or Citadel Azaka Oak.
Greige: the bridge color
Greige mixes grey and beige. It works whether the buyer’s furniture is warm wood or cool grey, which makes it a strong pick for rentals and quick flips. Look at Citadel Noa Oak, Alpine Woodbury Oak and Montclair Duponte Fir.
Cool grey: use with care
All-grey floors had their moment. They still work in modern condos and basements, but in a traditional Colonial or Cape they can feel cold. Rivawood Oak is a grey with some warmth underneath.
Dark floors: for higher-end rooms
Dark walnut and espresso tones look rich but show dust and pet hair. Use them where you want drama, not in a busy family kitchen. Citadel Talin Oak is our darkest.
